1031 EXCHANGE

Protect your gains. Redeploy your capital.

A 1031 exchange lets you defer capital gains tax by reinvesting proceeds into like-kind property — but the clock is unforgiving. We move on your timeline, not ours.

Is this you?

  • —You just closed a sale and you have 45 days to identify replacement properties.
  • —You want to trade up from a single property into a larger or more diversified asset.
  • —You're considering a reverse exchange — acquiring the replacement before selling the relinquished property.
  • —You need to understand whether your situation qualifies for a 1031 exchange at all.

What we do

  • ·Replacement property sourcing within your identification window — listed and off-market
  • ·Coordination with your qualified intermediary and tax advisor
  • ·Investment underwriting on replacement candidates — cap rates, rent rolls, condition
  • ·Timeline management to keep your exchange on track through close
  • ·Multi-state sourcing through eXp Commercial's 40-state co-brokerage network

How it works

1

Timeline review

When did you close (or when will you)? We map your 45-day identification and 180-day close deadlines and work backward.

2

Criteria and sourcing

What are you looking for? We search listed inventory and reach out directly to owners of properties that match — before they hit the market.

3

Underwrite and identify

We run the numbers on each candidate and help you formally identify up to three replacement properties within the IRS window.

4

Close on time

Inspection, lender coordination, and the follow-through that keeps a time-sensitive deal from falling apart.

Common questions

What qualifies as a like-kind property?

For real estate, most investment and business-use properties qualify — regardless of property type. A hotel can be exchanged for land, an office building for a warehouse. Consult your tax advisor for your specific situation.

What are the deadlines?

You have 45 calendar days from the sale of your relinquished property to identify replacement properties, and 180 calendar days to close. These deadlines are strict and cannot be extended.

Can you find replacement properties that aren't on the market?

Yes. A meaningful share of what we source for exchange buyers comes from direct outreach to property owners. We track ownership, debt maturities, and permit activity across the Midwest.

Do you provide tax or legal advice?

No. We are commercial real estate advisors, not tax attorneys or CPAs. We coordinate with your qualified intermediary and tax advisor to ensure the real estate side of the exchange is executed correctly and on time.

Tell us what you're working on.

Start with a conversation. We'll tell you honestly whether we're the right fit.
