SELLING & DISPOSITION

Sell your commercial property for what it's actually worth.

Investment sales, owner-user dispositions, and land. We price to the market, not to your hopes — and then we deliver.

How do you want to sell?

A. Sell On-Market

Valuation, pricing, targeted marketing, negotiation, due diligence, and closing. Maximum exposure to the active buyer pool.

B. Sell Off-Market

Discreet positioning, controlled outreach, qualified buyer matching, and confidentiality-first conversations. No public listing.

Is this you?

  • —You've owned the building for fifteen years and you're wondering if now is the top.
  • —You're retiring and the building and the business need to sell together.
  • —You inherited property you don't want to manage.
  • —You have a tenant leaving and you'd rather sell than re-lease.

What we do

  • ·Broker opinion of value with comparable sales analysis
  • ·Pricing strategy and positioning for the current buyer pool
  • ·Marketing to active buyers — not just listing on LoopNet and waiting
  • ·Offer negotiation, due diligence coordination, and close management
  • ·Coordination with business sale if the operation and real estate sell together

How it works

1

Valuation call

A 20-minute conversation about the property, your timeline, and what you need to walk away with.

2

Market analysis

We pull comps, assess the buyer pool, and tell you what the market will bear — including if the answer is wait.

3

Go to market

Pricing, positioning, and targeted outreach to the buyers who are actually active right now.

4

Close

Negotiation, diligence coordination, and the follow-through that keeps a deal from dying in week six.

Common questions

How do you determine what my property is worth?

We pull comparable sales within your submarket, adjust for condition, lease terms, and current cap rate environment, and give you a range. Not a number we made up to win the listing.

How long does it take to sell?

Depends on asset type and pricing. A well-priced industrial building in Omaha can move in 60-90 days. An overpriced retail strip can sit for a year. We'll tell you which scenario you're in.

Do you co-broke with other firms?

Yes. We cooperate with buyer's agents and pay standard co-broke commissions. More exposure means a better price for you.

What if I'm also selling the business inside the building?

That's exactly what Avion was built for. Amy handles the business sale, Paul handles the real estate, and you deal with one team instead of two.

Tell us what you're working on.

Start with a conversation. We'll tell you honestly whether we're the right fit.
